How it works
From court order to deed, in four steps
Judicial sales follow a set process laid out by Kentucky law and the orders of the Daviess Circuit Court. Here is what to expect.
The Court orders a sale
A judgment is entered in the Daviess Circuit Court and the property is referred to the Master Commissioner. It is assigned the next available sale date and posted on this website.
Notice is published
The sale is advertised in the Owensboro Messenger-Inquirer classified section on the three Saturdays before the sale, and listed here with the appraisal when available.
Bidding on sale day
Sales begin promptly at 10:00 a.m. The highest bidder may pay in full or pay a 10% deposit and sign a bond with surety for the balance, due in thirty days.
Confirmation and deed
The purchaser has ten days for a title examination and objections. After the Court confirms the sale, a deed is typically ready in four to five weeks.

Matthew C. Tierney
Appointed by the Daviess Circuit Court, the Master Commissioner is a neutral officer of the Court who conducts judicial sales of real estate and assists the Court with lien enforcement and related litigation in Daviess County.

Sales are held on the third Monday of each month at promptly 10:00 a.m. (in January, the sale is held on the fourth Monday). They take place in the Fiscal Court Room on the second floor of the Daviess County Courthouse, 212 St. Ann Street, Owensboro, Kentucky.
